Gables Cherry Creek is an eight story high-end apartment building located in the heart of Cherry Creek, Colorado on Monroe Street. This project incorporates 357,671 square feet of gross area with an 8 story, 162,359 square feet parking structure that includes 467 parking spaces and 289 residential for-lease units. The building is designated as Gold standard for National Green Building Standards. Residents have many amenities from pools, work-out facilities, business areas, recreational games rooms, meeting rooms, theaters, yoga areas, interior parking, bike repair shops, outdoor sitting areas, storage units and a pet grooming salon. ADA requirements for select units and handicap access to all areas.

Ductless Split Systems provide the heating and cooling for all of the Residential units. Common and public spaces are conditioned by Packaged Constant Volume Rooftop Heating and Cooling Units and Variable Volume Make-Up Air Units. There is a radiant snowmelt system with 50% Glycol that serves the pool and deck area located on the 8th floor. The structure of this project was Post Tension Deck with metal framing. HPE utilized our Total Station/CAD abilities to eliminate core drilling and install components for hanging pipe. Over 22,000 points were located for this service during the process. All dates and coordination for pouring of concrete were met and on schedule. Pre-fabrication as coordinated and spearheaded by our CAD department was a vital component to the success of this project. An important challenge arose upon the owners’ request that completed units come online for leasing purposes while the project was still under construction. This required an in-depth logistic and engineering issue that our construction team was able to detail a game plan to provide this request.
