This project was an 11 story apartment building with 3 levels of parking and retail on the ground floor. The 11th level and the roof included a fitness room, outdoor kitchen, hot tub, patio with fire pit and a roof level dog park.  

The buildings 231 units, as well as the lobby are heated and cooled with a VRF system. At the time of construction this was the largest VRF project in Colorado. VRF stands for Variable Refrigerant Flow and allows for simultaneous heating and cooling for multiple units from of a single condensing unit. While a conventional system would have required a condensing unit for each apartment and common area this project needed only 31. This allowed space on the roof for the additional roof level amenities and solar panels.  In addition to saving space, the VRF system is energy efficient and played a part in obtaining the buildings LEED Gold certification.

The structure of the building was PT deck and metal framing.  In order to eliminate the need for core drilling, HPE utilized Total Station to layout every sleeve and every hanger for both sheet metal and piping, installing them before the deck were poured. Each deck was poured in 3 sections and each section contained between 2000 and 3500 points, almost 8000 points per level. This work was coordinated with the concrete crews and completed on time so that all pours were made on schedule.

In order to accurately install all of the points on the deck, HPEs BIM department meticulously detailed the systems prior to construction.  Not only did this allow for the precise layout, but it allowed HPE to prefabricate the majority of the project. The prefabrication allowed HPE to reduce the overall number of employees it needed on site, yet still stay ahead of the General Contractors schedule. It also allowed HPE to minimize the amount of stored material on site. Components were palletized and brought to the site as needed which freed up valuable space on a very tight downtown project site.
