1600 Glenarm has over 400,000 sf. which includes underground parking, retail / restaurant space and 333 high end residential units. The mechanical system implements city provided chilled water feeding two pipe fan coil units with electric heat. The mechanical room incorporates heat exchangers and chilled water pumps to compliment the city chilled water. Other mechanical systems include interior parking exhaust system with carbon monoxide detection and a life safety system with supply and exhaust fans at corridors and stairwells. Plumbing includes a “sovent” waste & vent system that serves 2,000 plumbing fixtures throughout the building. Four large triplex booster pumps circulate the water throughout the building along with 6, 600-gallon water heaters.

The conversion of this building presented some unique challenges to all the contractors involved.  The skills and tools of our CAD and Total Station department enabled HPE to assist the architect as well as the other trades in an accurate layout of walls and mechanical systems that was consistent through all thirty-one floors.  Fabrication of systems, normally very difficult in a remodel situation was made possible through the use of a total station to take field measurements back to the CAD department and CAD designs out to the field.
